Tim Pacheco | Director of Capitol Planning

As the Director of Capital Planning, Mr. Pacheco oversees major capital improvement projects in the CJ portfolio. Mr. Pacheco shares his industry knowledge and diverse set of experiences with Property Managers and Maintenance Staff, as they work closely to deliver quality housing units. Because of his extensive construction methods experience and time spent in the field Mr. Pacheco spends a great deal of time overseeing the contractors and subcontractors at the sites. Mr. Pacheco reviews materials to be used, work scopes, contracts, and schedules to ensure that projects are completed according to the client's specifications and budgets.

 Over his twenty-five years in the industry, Mr. Pacheco’s management skill set has been broadened by his experiences in contract negotiating, scheduling, field supervision, estimating, quantity takeoff, and project closeout. Before joining Corcoran Jennison Management in 2002, Mr. Pacheco spent five years with CorJen Construction working in the estimating department, project closeout department and as field supervisor on several rehabilitation projects and tenant fit outs. 

Mr. Pacheco has successfully implemented many value engineering suggestions on projects to move them forward according to budget. Often these projects are a complete design build set-up. So, by having a good working relationship with many vendors allows Mr. Pacheco to get good quality work done at competitive prices. Timothy has managed both commercial hotel projects, residential apartment rehabs and tenant fit outs. Mr. Pacheco has managed capital construction projects in Texas, California, Florida, and most of the east coast states. His ability to take a "hands on" approach towards a capital project, position him as an asset to any project.

 Beginning in 1992, Mr. Pacheco served for six years as a Commercial Sales Rep at a local building supply house in South Eastern Massachusetts. Prior to that Mr. Pacheco worked as both estimator and road foreman for a custom home builder from 1988 after Timothy graduated from Wentworth Institute of Technology.
